Each product has specific guidelines and requirements; however, each product is focused on the representing the largest percentage of potential home owners as possible. The guidelines from each entity are specific; however, every lender in the marketplace is allowed to add additional “overlays” of guidelines to adequately represent the underlying investors. These products are the most innovative (forgiving) of all mortgage products. Interestingly, these mortgage products perform significantly better in terms of repayment than conventional loans.

Conventional/High Balance
Both of these products are underwriting specific. Lenders largely submit loans to Fannie Mae and Freddie Mac, and, therefore; are specific to underwriting guidelines. The ability to sell the mortgage on the secondary market mandates conformity on the underwriting process. Each lender may, or will, add additional guidelines to the core underwriting specifics. Jumbo loans are lender specific and the guidelines can vary widely from one lender to another.
